Guidelines for co-owners sharing the property

We want co-owning a property with Arrilo to be pleasant and worry-free. To accomplish this, we have arranged for stay scheduling to be as easy and effortless as possible. We ask that all owners please respect the following guidelines for scheduling a stay at your property.

Scheduling a Stay

Stays can be scheduled in weekly increments (e.g. one-week, two-week, etc.). Generally, stays start on Saturdays at 16:00 and end at 12:00 the following Saturday.  

Stays can be scheduled up to 24 months in advance.

Properties are offered in shares. One share gives 6 weeks total stay per 12 calendar months. Having more shares (e.g. 2 or 3) proportionally increases the total time given to the owner and the maximum length of stay. 

No back-to-back stays are allowed. The stays must be booked with a minimum gap of 2 weeks between stays.

Outside of the high season, an owner may schedule a stay at a maximum of 3 weeks per stay.

High Season Stays

High season is the busiest time of the year based on the property’s location. Which season is the most popular varies based on climate, cultural trends, and geography. Properties may have different high seasons. High season is generally a 16-week period.

For example, in Tenerife, the high season is from November to February, starting from the first Saturday of November and continuing for a 16-week period.

During the high season, each owner may schedule up to 2 weeks of stay. 

High season stays may only be scheduled as a single 2-week period or two 1-week periods.

Special Weeks

Special weeks are weeks containing generally accepted public holidays (e.g Easter, Christmas, New Years, etc.) and/or popular local events.

Only one special week can be scheduled per rolling 24 months. Unscheduled special weeks become regular weeks less than 60 days before the date.

Overbooking

Owners are welcome to overbook (stay extra above their annual threshold) if there are any weeks available.

In the case of overbooking, an extra operating fee will be requested to cover operating and ownership costs. The fee will be used to offset the costs of other fellow owners with no additional markup.

Unscheduled weeks can be overbooked in less than 60 days before the stay.

Stay Cancellations

Owners may cancel, with no penalty, 60 or more days before arrival. 

Cancellation requested less than 59 days prior will be counted toward the owner’s annual stay count unless it is rebooked by other owners. We’ll automatically inform other owners of the new opening(s) available for rebooking.

Maintenance Period

The remaining 4 weeks in aggregate per property (3 days per owner) are reserved for larger maintenance and repair tasks. 

Tasks will be prioritised for the low season when possible. If the 4 reserved weeks are not required for repairs, the remaining time will be released to co-owners as additional (overbooked) time.
